WHERE IS KUBIE ESTATES?

HOW BIG IS EACH LOT? HOW MUCH IS EACH LOT?
Kubie Estate lots vary from 2.909 acres to 7.367 acres, and price depends on lot size. See the page LOTS AVAILABLE for specific pricing and size.
WHAT KIND OF ACCESS IS THERE?
Every lot has all-weather road frontage. Lots on FM 41 have paved frontage. Luke and Mark Street currently have all-weather chip and seal frontage.
WHAT KIND OF WATER IS AVAILABLE?
Every lot owner is responsible for their own well drilling and will enjoy the freedom of their own water. Water production in the area is very good, yielding on average of 13 gallons per minute, with an average well depth around 170 ft (with a 1.5 hp pump restriction). Check TEXAS WATER DEVELOPMENT BOARD for detailed well reports in the area.
IS NATURAL GAS AVAILABLE?
Yes. West Texas Gas currently services the area. You can visit their website HERE.
IS HIGH SPEED INTERNET AVAILABLE?
Yes! Resound Networks offers speeds up 100mpbs.
WHAT UTILITIES ARE THERE?
Lyntegar Electric Coop services rural electric for Kubie Estates. Lot owners will be responsible for installing their own septic systems.
ARE THERE ANY DEED RESTRICTIONS?
Yes. Deed restrictions were put in place to enhance the value of the lots for the owners, while still considering the value of freedom of rural living. Click HERE to download a copy of the deed restrictions.
IS LIVESTOCK ALLOWED?
Yes and no. A few cows and horses are permitted, the number depending on lot size. Swine are not permitted. There are exceptions to animals involved in FFA and 4H programs. See page 6, sections 14 and 15 of the DEED RESTRICTIONS for more details.
CAN I HAVE ATVS/UTVS/DIRT BIKES?
Ride away! There's no deed restrictions preventing you from riding around on your lot.
ARE BARNDOMINIUMS OR MOBILE HOMES ALLOWED?
No. To keep a nice and upscale neighborhood, barndos and mobile homes are not allowed.
WHAT ABOUT BARNS? GUEST HOMES?
Yes! Barns and guest houses are permitted.
WHAT SCHOOL DISTRICT IS KUBIE ESTATES IN?
Kubie Estates is located in the Ropesville School District.
HOW MUCH ARE PROPERTY TAXES?
Annual property taxes vary on lot size and number of structures. the current tax rate in the area is 2.374583. So for example, if your lot is valued at $60,000 by the appraisal district, your annual bill would be $1,424.75. Other Texas Property exemptions, such as homestead and Over 65 exemptions, can apply too.
DO I HAVE TO FENCE THE BOUNDARIES OF MY PROPERTY?
No. If you want to, you certainly can!
IS OWNER FINANCING AVAILABLE?
Owner financing is not offered, however, visit our financing section for more information on lot and construction loans.
DO I HAVE TO USE YOUR BUILDER(S)?
You can use any builder you chose to help you construct your dream home! We provide a list of builders we recommend or have built in Kubie Estates just as a starting point.
DO I HAVE TO BUILD WITHIN A CERTAIN TIME AFTER BUYING THE LOT?
No, feel free to take your time and build when the time is right for you.
IS KUBIE ESTATES IN AN HOA?
No, Kubie Estates is not in an HOA.

First, let us know which lot you have interest in (Lots Available). We highly encourage you to go visit the lot you're interested in, if you're out of town we can also send you a video of the property.
